The park is in a perfect
location. Richland is 10 minutes from Camp Lejeune and the Marine
Corps Air Station. Situated next to Jacksonville, the area is home
to one of the largest Marine Corps bases in the world. It's also
only about a 15 minute drive to the ocean, with places like Topsail
Island nearby. The park is far enough outside Jacksonville however
to provide a very quiet country setting. The property is also only
about 6 miles from the Jacksonville airport. Each trailer has
individual septic and county water. I pay my onsite park manager
$200 per month for her services. If you are an investor from out of
the area, I would highly advise you to consider keeping her in the
position. Due to her presence I only have to visit the park once or
twice per year. Income for the park is: Lot # 7 $325.00 Lot # 8

Expenses for the park are: Water - averages $100 per month.
Insurance - $400 per year. Property Taxes - >$400 for the year.
Property Manager - Optional Tenants are responsible for their own
lawns and trash.
